How we scope a building

Not everything in a building fails at the same rate

Restrooms go in hours. Break rooms and trash go in about two days. Entrances go in three. General floors hold for most of a week, and desks hold for longer than that.

Most providers quote a single frequency across all of it, which means paying to dust desks five times a week or letting restrooms sit for six days. We scope the fast-failing areas at a higher frequency and rotate the rest, which is usually both cheaper and visibly better. Daily vs weekly office cleaning works through the reasoning.

What a scope looks like

Two lists, not one

A commercial scope that names only the every-visit tasks is incomplete. The rotating list is where service quietly disappears over a year, because work that is not scheduled does not happen.

Every visit

  • Restrooms: fixtures, partitions, mirrors, high-touch surfaces, floors, dispensers restocked
  • Break room: counters, sink, tables, appliance exteriors, microwave interior, trash and recycling
  • Entrance and reception: glass, hardware, mats, seating, floors
  • Work areas: hard surfaces, trash, traffic-lane vacuuming

On rotation

  • Weekly: full-floor vacuuming, all horizontal dusting, interior glass partitions, chair bases

Commercial cleaning questions

Why is commercial cleaning always quoted rather than priced?

Because facility type changes the work more than size does. A 4,000 square foot restaurant and a 4,000 square foot professional suite need different frequencies, different scopes and different hours. How commercial pricing is built.

Does every commercial customer get 35% off?

No. Up to 35% is the maximum available to qualifying customers on frequent multi-day recurring schedules. The actual figure depends on frequency, scope, facility size, facility type and the number of visits per week.

Do you clean outside business hours?

Yes — most commercial work happens after close or before opening. We complete building vendor requirements, badge access and freight elevator bookings before the first visit.

Is there a long-term contract?

No long lock-in. A written scope is agreed so both sides know exactly what is included, and it is reviewed as your headcount, hours and usage change.

What specialist work do you not cover?

Carpet extraction, floor stripping and sealing, exterior window cleaning above ground level, kitchen exhaust hood and duct cleaning, grease trap service, pressure washing, and any regulated hazardous or clinical cleaning. We will tell you when a job needs one of those.

Can you provide a certificate of insurance to our landlord?

Yes, on request and before the first visit. Send the management contact and any wording the building requires.
