Residential vs commercial cleaning
A home is cleaned for the people in it. A business is cleaned for the people who visit it — and for the staff who notice when it slips.
The two options compared
Residential cleaning
Homes, apartments and condos, cleaned to a household's standard on a schedule that suits them.
Best when
- Houses, apartments, condos and townhomes
- Weekly, biweekly and monthly schedules
- Personal preferences and priorities
- Booking online with a published discount structure
Commercial cleaning
Offices, retail, restaurants and facilities, cleaned to a written scope outside operating hours.
Best when
- Any business premises with staff or customers
- Daily and multi-day schedules
- Buildings requiring insurance certificates and access procedures
- Facilities where restrooms and entrances carry reputational weight
Side by side
The differences that matter
| Criterion | Residential cleaning | Commercial cleaning |
|---|---|---|
| Scope | A room-by-room checklist | A written scope document with rotation |
| When | During the day, house usually empty | Outside operating hours, or between shifts |
| Frequency | Weekly to monthly | Daily to weekly |
| Pricing | Per visit, with published recurring discounts | Quoted per facility |
| Savings | 20% weekly, 15% biweekly, 10% monthly | Up to 35% on qualifying multi-day schedules |
| Access | Key, code or smart lock | Alarm codes, badges, security check-in, freight elevators |
| Insurance paperwork | Occasionally for buildings | Routinely required by landlords |
| Priority spaces | Kitchen and bathrooms | Restrooms, break room and entrance |
The scope is written down for a reason
Residential cleaning runs on a checklist and a conversation. Commercial cleaning runs on a document, because a business has more than one person who cares about the result and because service that is not written down degrades quietly over a year.
A commercial scope states what happens every visit, what rotates weekly and monthly, what is explicitly excluded, who has access, and who to contact. That specificity is the difference between a service you can hold someone to and one you cannot.
Frequency is driven by different things
| In a home | In a business | |
|---|---|---|
| Main driver | Number of people and pets living there | Headcount, foot traffic and whether food is on site |
| Restrooms | Used by the household | Used by staff and often the public |
| Typical cycle | Every 7 to 30 days | Every 1 to 7 days |
| What fails first | Bathrooms and kitchen floor | Restrooms and the entrance |
| Consequence of slipping | The household notices | Customers and staff notice, and say so |
Pricing works differently, and it should
Residential pricing can be structured because homes are broadly comparable — bedrooms, bathrooms, condition, frequency. Commercial pricing cannot, because two 4,000 square foot spaces can be a quiet professional suite and a busy restaurant, and those are not the same job at any frequency.
That is why every commercial engagement is quoted against a scope. On the savings side, residential discounts are published and fixed at 20%, 15% and 10%; commercial savings of up to 35% depend on frequency, scope, facility type and size, and are not automatic. Recurring commercial cleaning explains what qualifies.
What does not change
The standard, the vetting and the guarantee. Cleaners are background checked before a first visit either way, we are bonded and insured either way, and if something was missed we return within 24 hours to address it at no additional cleaning charge either way.
Verdict
The short answer
If it is somewhere people live, it is residential and you can book it online with a published discount for a standing schedule.
If it is somewhere people work or shop, it is commercial and it needs a quote against a written scope — because the frequency, the access, the paperwork and the priorities are all different.
Still deciding?
Can one company do both well?
Yes, provided the commercial side runs on written scopes rather than being treated as house cleaning at a bigger address. The two need different scheduling and different documentation.
Why is commercial cleaning always quoted?
Because facility type changes the work far more than size does. A quiet office suite and a restaurant of the same square footage need completely different frequency and scope.
Do commercial customers get the residential discounts?
No — they are separate structures. Residential recurring discounts are 20%, 15% and 10%. Qualifying commercial customers on frequent multi-day schedules may receive up to 35%.
