Dallas has built a lot of townhomes over the last two decades — infill rows through Oak Lawn, Knox-Henderson and East Dallas, and dense pockets near the Design District and Deep Ellum. They are their own category, and treating one like a small house gets the timing wrong.

Planning the visit level by level

1. Step 1

   Ground floor

   Usually the garage entry, a guest suite or office, and a half bath. It takes the most tracked-in grit of any level, so it is cleaned last as well as first.

2. Step 2

   Main level

   Kitchen, living and dining in one open volume. This is where most of the visit's time goes — and where a single open plan means dust travels the whole floor.

3. Step 3

   Upper level

   Bedrooms and the full bathrooms. Laundry is often on this floor in newer Dallas builds, which changes the lint and floor picture.

4. Step 4

   Roof deck or terrace

   Swept, with the interior face of the door glass cleaned. Furniture is wiped where it is reasonable to do so.

Stairs are the hidden workload

A three-level townhome has two full flights, and every one of them has treads, risers, a handrail, spindles and the wall edge beside them. Carpeted stairs need a hand tool rather than an upright, which is slow. Hard-surface stairs need the vertical face of every tread wiped or it shows immediately from below.

Schedules that suit townhomes

Biweekly at 15% off is the most common townhome schedule. Households with a dog and a ground-floor entry often prefer weekly at 20% off — the entry level simply does not hold for two weeks.
