Construction dust is mostly gypsum, silica and wood flour ground to a powder finer than anything a household generates. It stays airborne for hours, settles into every horizontal surface including the tops of door frames and the inside lips of cabinets, and gets pushed back into the air by the first person who walks through.

That single property is why post-construction cleaning is not a long deep clean. It is a sequence of passes with settling time between them. A crew that cleans a renovated space in one pass will leave, and the dust will land again over the following two hours.

How we work through it

  1. Step 1

    Rough pass — bulk removal

    Debris, offcuts, packaging, tape, protective film and stickers removed. Heavy dust vacuumed from floors and flat surfaces with filtered equipment rather than swept into the air.

  2. Step 2

    Settle

    Airborne dust needs time to fall. Cleaning through it wastes the effort, so there is a deliberate gap before the detail pass.

  3. Step 3

    Detail pass — top down

    Ceiling fixtures, vents, door frames, cabinet interiors and tops, window frames and tracks, baseboards, switch plates, hardware. Everything above knee height before anything below it.

  4. Step 4

    Final pass — finish surfaces

    Glass, mirrors, appliance interiors and exteriors, plumbing fixtures, then floors last, usually mopped more than once.

When to schedule it

After the last trade has left and before furniture, appliances or window treatments arrive. In practice that means after final paint touch-up, after flooring, after fixture installation, and before the move-in. Booking the clean too early is the most common and most expensive mistake — the space gets re-dusted by whoever comes next.
