Move-out cleaning in Dallas, TX
A move-out clean is graded by somebody else. That changes what matters — and what has to be photographed before you hand over the keys.
Bonded and insured · Background-checked cleaners · 24-hour satisfaction guarantee

- Best timing
- After the truck leaves, before the walkthrough
- Judged by
- Landlord, property manager or buyer
- Includes
- Cabinet, drawer and appliance interiors
- Peak demand
- Month-end, especially the last three days
Every other clean is judged by the person paying for it. A move-out clean is judged by a leasing office, a property manager or a buyer's agent with a checklist and a financial reason to be thorough. So the work is organized around what actually gets inspected rather than what looks good from the doorway.
In Dallas the pressure point is month-end. Leases across Uptown, Downtown, Lower Greenville, Oak Lawn and Lake Highlands turn over on the same handful of days, which is exactly when everybody wants a cleaner. Book early if your handover falls in the last week of a month.
What gets inspected, and what we do about it
| Inspected | What we do |
|---|---|
| Inside kitchen cabinets and drawers | Every interior wiped out, crumbs and liners removed, shelf edges and hinges included |
| Oven, refrigerator, microwave, dishwasher | Cleaned inside and out, including door seals, racks, drip trays and the floor beneath where accessible |
| Bathrooms | Toilet inside, outside, base and behind; tub and shower scrubbed; glass and chrome descaled; grout lines addressed; exhaust covers cleaned |
| Baseboards, door frames and doors | Wiped along their full length, including scuff marks around handles and light switches |
| Closets | Shelving, rails, corners and floors cleaned out |
| Windows | Interior glass, sills and tracks cleaned; exterior glass is not included |
| Floors | Hard floors vacuumed then mopped edge to edge; carpet vacuumed including perimeter and closet floors |
| Fixtures and vents | Reachable light fixtures, ceiling fan blades, switch plates, outlet covers and air return grilles |
Timing it so the clean holds
- 1Move everything out first. A move-out clean on a partly loaded apartment has to be redone. Empty is the requirement, not a preference.
- 2Book the clean between the truck and the walkthrough. Same day as the truck is fine if the load finishes in the morning.
- 3Leave utilities on. No water or power means no clean. This catches people who scheduled a disconnect for moving day.
- 4Photograph the property after we finish. Timestamped photos of each room are the cheapest deposit insurance there is.
- 5Hand over the keys. Nothing else should enter the property between the clean and the inspection.
Apartment turns and rental handovers
Renters and landlords want different things from the same visit. A renter wants a deposit back. A landlord or property manager wants a unit that shows well to the next applicant, quickly. Both are served by the same scope, but the reporting differs — for owners and managers running repeated turns we can work to a standing scope across units. That is covered under rental property cleaning.
If the property is a short-term rental between guests rather than a lease ending, the job is different again and faster — see Airbnb turnover cleaning.
Selling rather than renting
For a sale, the clean serves the buyer's final walkthrough. The details that draw comment are glass, grout, appliance interiors and floor edges — the same list, with more attention to the entry, since that sets the tone for the whole visit. If the home is being photographed for a listing rather than handed over, a deep clean while it is still furnished is the better booking.
BeforeAfterVacated room, move-out clean
Debris removed, carpet vacuumed, baseboards and window sills wiped, closet interior cleaned out.
Questions people ask about this service
Will a move-out clean get my deposit back?
Cleaning removes cleaning-related deductions, and in most Dallas leases that is the largest discretionary line. It cannot address damage, paint, holes or replacement items. We tell you which category each problem falls into before we finish.
How clean does a rental need to be before moving out?
Most Dallas leases use language like 'the same condition as at move-in, less normal wear and tear'. In practice that means appliance and cabinet interiors, bathrooms, floors and fixtures. This guide goes through the standard.
Do you clean inside the oven and refrigerator on a move-out?
Yes. On an empty property both are part of the standard move-out scope, not add-ons.
How far ahead should I book a move-out clean in Dallas?
For a month-end handover, at least a week or two. The last three days of any month are the busiest window in this business.
Can you clean the carpets?
We vacuum thoroughly, including edges and closet floors. Carpet shampooing and extraction are a separate trade and we do not offer them.
