The comparison that actually matters

Most Dallas leases allow the landlord or property manager to have the unit cleaned and deduct the cost from the deposit. That figure is set by them, not by you, and it is applied after the fact when you have no ability to shop around. A move-out clean you arrange yourself is a known number in advance, with a chance to correct anything before the walkthrough.

What is not a cleaning cost

It is worth separating cleaning from damage, because they are billed differently and only one of them is our job.

  • Set carpet stains — cleaning does not lift them; replacement or professional extraction might
  • Nail holes and wall damage — a repair item
  • Paint scuffs through to the substrate — a repair item
  • Warped or damaged flooring — a repair item
  • Pet odor that has reached subflooring — a remediation item
  • Broken fixtures, blinds or appliances — a repair item

We identify these during the visit and tell you, so you can address them before the walkthrough rather than discovering them on a deduction statement.

How to keep the cost down

  1. 1Be completely out. An empty property is the single biggest cost saver. Anything left behind blocks access to what has to be cleaned.
  2. 2Leave utilities on. No water or power means no clean, and a rescheduled visit is a wasted trip.
  3. 3Deal with trash yourself. Bulk items, furniture and mattresses need a hauling service, not a cleaning company.
  4. 4Book outside the last three days of the month. That window is the busiest in the business across all of Dallas.
  5. 5Be honest about condition. An accurate quote is better than a low one that has to be revised on the day.

Will a move-out clean guarantee my deposit back?

No cleaning company can promise that, because deposits also cover damage, unpaid rent and lease terms we have no part in. What cleaning does is remove the cleaning-related deductions, which in most Dallas leases is the largest discretionary line.

Do you clean carpets?

We vacuum thoroughly including edges and closet floors. Carpet shampooing and extraction are a separate trade that we do not offer.

How far in advance should I book?

One to two weeks for a month-end handover. Dallas leases turn on the same few days and those slots go first.

Can you clean the same day the movers finish?

Often yes, if the load finishes in the morning. Tell us the moving time when you book so the slot is scheduled realistically.
