Compare
Move-in vs move-out cleaning
The task lists overlap almost completely. The difference is who is grading the result, and that changes what matters.
The two options compared
Move-in cleaning
Cleaning an empty property before your furniture arrives, judged by your own standards.
Best when
- After closing or key handover
- Before movers arrive
- New construction handovers
- Anyone who wants cabinet interiors done while they are reachable
Move-out cleaning
Cleaning a vacated property before a final walkthrough, judged by a landlord, manager or buyer.
Best when
- End of a lease, with a deposit at stake
- Handover after a sale
- Rental turns between tenants
- Any property that will be formally inspected
Side by side
The differences that matter
| Criterion | Move-in cleaning | Move-out cleaning |
|---|---|---|
| Who judges it | You | A landlord, property manager or buyer |
| When | After keys, before movers | After the truck, before the walkthrough |
| Property state | Empty | Empty |
| Cabinet and drawer interiors | Yes | Yes |
| Appliance interiors | Yes | Yes |
| Documentation | Not usually needed | Worth photographing afterwards |
| Failure cost | Living with it | A deduction from a deposit |
| Peak demand | Spread through the month | Heavily clustered at month-end |
Why the same task list is graded differently
On a move-in clean, you decide what good enough means. If a shelf in the garage is not perfect, nothing happens. On a move-out clean, someone with a checklist and a financial interest decides, and a missed cabinet interior can turn into a line item on a deposit statement.
That is why move-out work is organized around what gets inspected rather than what looks best. Inside the oven, inside every drawer, the base of the toilet, the closet floors, the window tracks — the unglamorous list is the one that gets checked.
Sequencing both in one move
- Step 1
New property first, if you can
Clean the inbound property before the truck arrives. That is the only window where cabinets, closets and appliance interiors are all reachable.
- Step 2
Move
Furniture and boxes into the new place, everything out of the old one.
- Step 3
Old property, once it is completely empty
A move-out clean on a partly loaded property has to be redone. Empty is a requirement, not a preference.
- Step 4
Photograph and hand over the keys
Timestamped photos of each room after the clean, then nothing else enters the property before the inspection.
What neither service can fix
Cleaning removes cleaning problems. It does not remove damage. Set carpet stains, nail holes, paint scuffs that have gone through to the substrate, warped flooring and odor that has reached subflooring are repair items. On a move-out that distinction is financial, so we tell you which category each problem falls into before we finish rather than leaving you to find out from the inspection.
Book move-outs early
Dallas leases turn over on the same handful of days at the end of each month, right across Uptown, Downtown, Oak Lawn, Knox-Henderson and Lake Highlands. Those three or four days are the single busiest window in the business. Move-in cleans are far easier to place at short notice.
Verdict
The short answer
Book move-out cleaning when someone else is going to inspect the property. Book move-in cleaning when you are the one who has to live with it.
If you are doing both, clean the inbound property before your furniture arrives and the outbound property once it is completely empty. Getting that order right is worth more than any individual task on either list.
Still deciding?
Do I need both if I am moving within Dallas?
Most people do. They serve different purposes: one protects a deposit or completes a sale, the other gets a property to your standard while everything is still reachable.
Which one is more expensive?
They are comparable for the same property, since the scope is nearly identical. Condition drives the difference — a heavily used property being vacated usually takes longer than a well-kept one being moved into.
Can you clean a property that still has some boxes in it?
We can, but the result will not be a full empty-property clean, and on a move-out that matters. Anything under or behind boxes cannot be cleaned or inspected.
Ready when you are
Move-in cleaning or Move-out cleaning?
If the verdict above still leaves it open, describe the property and we will tell you which of the two actually fits. Book move-out cleaning when someone else is going to inspect the property. Book move-in cleaning when you are the one who has to live with it.
