Post-construction cleaning vs deep cleaning
Household dust settles once. Construction dust settles three times, and the third time is after your cleaners have gone home.
The two options compared
Post-construction cleaning
Multiple passes with settling time between, aimed at fine mineral dust and installation residue.
Best when
- New builds and gut renovations
- Commercial fit-outs before opening
- Properties with drywall dust throughout
- Removing protective film, stickers and adhesive residue
Deep cleaning
A single thorough pass through a lived-in home, aimed at accumulated household soil.
Best when
- Occupied homes that have drifted
- Grease, limescale, pet hair and settled dust
- Seasonal resets after pollen season
- Starting a recurring schedule
Side by side
The differences that matter
| Criterion | Post-construction cleaning | Deep cleaning |
|---|---|---|
| The problem | Fine mineral dust and installation residue | Accumulated household soil |
| Method | Multiple passes with settling time | One thorough top-down pass |
| Property state | Usually empty, sometimes unfinished | Lived in and furnished |
| Dust behavior | Airborne for hours; resettles | Settles and stays put |
| Kitchen grease | Rarely present | A main target |
| Hard-water scale | Rarely present | A main target |
| Protective film and stickers | Removed | Not applicable |
| Follow-up visit | Often needed a few days later | Rarely needed |
Why construction dust needs a different method
Drywall dust is ground far finer than anything a household produces. It stays suspended in the air for hours after it is disturbed, which means a single-pass clean is guaranteed to be undone — the team wipes a surface, walks past it, and puts more dust back on it.
The answer is passes with deliberate gaps: bulk removal, settling time, a top-down detail pass, then finish surfaces and floors last. A deep clean does not work this way, because household dust does not behave this way.
Different targets entirely
What each one is actually removing
Deep cleaning attacks soil that built up over months: kitchen grease, hard-water film, soap scum, pet hair, settled dust in soft furnishings.
Post-construction attacks material that arrived in the last few weeks: gypsum dust, sawdust, joint compound splatter, adhesive residue, protective film, grout haze and sticker glue.
- Almost none of the deep-clean targets are present in a new build
- Almost none of the post-construction targets are present in a lived-in home
- The equipment differs: filtered vacuums for fine dust, degreasers for kitchens
- The order differs: post-construction repeats itself, a deep clean does not
- The finish differs: a deep clean ends at floors; post-construction often needs a second visit
The occupied-home case in the middle
A single-room renovation in a house you are living in produces both problems at once: construction dust in the work zone and household soil everywhere else. That is neither service on its own — it is remodel cleanup, which treats the work zone like post-construction and the rest of the house like a deep clean.
Cost
Post-construction is more expensive per square foot than deep cleaning, because it takes more passes, more time and more equipment. What drives the number is how much dust the trades left, how many surfaces there are, and whether the property needs one visit or two. Post-construction cleaning cost in Dallas works through it.
Verdict
The short answer
If trades have been in the property in the last month, book post-construction cleaning. If the problem is months of ordinary living, book a deep clean.
If it is a single-room renovation in a house you are still living in, it is remodel cleanup — and the rooms nobody worked in still need attention, because the HVAC system moved that dust everywhere.
Still deciding?
Can a deep clean handle construction dust?
Not reliably. A single pass will look fine at the end of the day and disappointing the next morning, once airborne dust has resettled.
Do I need two post-construction visits?
For a small renovation, usually one. For a whole-house build or a gut renovation, a lighter second visit a few days later is common and much cheaper than a full re-clean.
Which do I book after a kitchen remodel?
Remodel cleanup — post-construction method in the kitchen, deep-clean method in the rooms the dust reached.
