How much does Airbnb cleaning cost in Dallas?

Short answer

Turnover pricing tracks the number of beds and bathrooms, how tight the window is, and whether laundry happens on site. For hosts, the more important number is what the turn costs relative to the cleaning fee you charge guests — and what a bad turn costs in reviews.

Short-term rental cleaning is priced differently from house cleaning because it is a different product: a fixed reset, inside a fixed window, repeated identically. The variables that matter are not the ones that matter in a home.

What sets the price of a turn

The cleaning fee question

Most Dallas hosts pass the turnover cost to guests as a cleaning fee. Two things are worth thinking about. First, a fee well above the local norm suppresses bookings on short stays — the guest sees the total, not the nightly rate. Second, absorbing part of it into the nightly rate often converts better on one- and two-night stays.

That is a pricing decision for you, not for us. What we would say is that the fee should be set from what a reliable turn actually costs, not from what the cheapest available turn costs, because the two are not the same product.

Why the cheapest turn is usually not the cheapest option

  • A missed turn costs a booking. There is no recovery from a guest arriving at a property that is not ready.
  • A poor turn costs a review. Cleanliness is one of the most-mentioned things in short-stay reviews, and a bad one affects bookings for months.
  • No report costs money later. Damage discovered by the next guest, rather than by the cleaner, is damage you cannot attribute.
  • Inconsistency costs the most. Guests compare the property to its photos. A turn that varies week to week produces reviews that vary week to week.

Deeper cleans, budgeted separately

Turnovers keep a property presentable; they do not reach inside cabinets, behind appliances or into window tracks. Budget for a deep clean or a full move-out level clean once or twice a year, scheduled into a gap between bookings. How often a short-term rental should be cleaned covers the rhythm.

The window length is one of the factors in the quote, because a compressed turn may need more than one cleaner to finish on time. It is not a surcharge applied afterwards.

Do you do laundry as part of the turn?

We run the property's machine where the window allows it. Off-site laundry and linen rental are not services we provide.

Can you clean between back-to-back bookings on the same day?

Yes, when the slot is booked in advance. Standing weekly windows are the only reliable way to secure same-day turns on busy weekends.
