What it costs

How much does apartment cleaning cost in Dallas?

Short answer

Less than a house of the same size, in almost every case, because apartments have fewer bathrooms and no stairs. What changes the number most is bathroom count, condition, and whether the building adds access time before the visit even starts.

Apartment cleaning is the most-quoted service we handle in Dallas, and the questions are always the same: why is a one-bedroom not half the price of a two-bedroom, and why does the building matter?

Why a studio is not half a one-bedroom

Because the bathroom and the kitchen do not shrink. Those two rooms carry roughly two-thirds of the time in any apartment visit, and they are effectively fixed costs. Adding a bedroom adds dusting and floor time; it does not add another bathroom unless it actually does.

UnitWhat changesRelative cost
StudioOne bathroom, one main spaceLowest
1 bed / 1 bathAdds a bedroom to dust and vacuumSlightly above a studio
2 bed / 1 bathAnother bedroom, same single bathroomModest step up
2 bed / 2 bathThe second bathroom is the real jumpNoticeably higher
3 bed / 2 bathMore floor, same two bathroomsHigher again, but less than the 1-to-2 bath step

What the building adds

In a house, the team parks and walks in. In an apartment building, there is a gate, a garage, a visitor space that may or may not exist, a lobby, an elevator and sometimes a leasing office holding the key. That time is real, and it is why access is worth settling once rather than improvising each visit.

  • Gate and garage codes recorded so nobody waits at a call box
  • A smart-lock guest code, which is the fastest arrangement of all
  • Leasing office authorization on file where the office holds the key
  • Visitor parking identified in advance — in dense Uptown and Downtown buildings this is the biggest single time loss
  • Service elevator and certificate of insurance where a high-rise requires them

What raises an apartment quote most

A second bathroom
The single largest step in apartment pricing.
Condition
A neglected two-bed can easily cost more than a maintained three-bed.
Pets in a small space
Hair concentrates rather than spreads, particularly in upholstery and along baseboards.
Heavy cooking with poor ventilation
Residue on cabinet fronts and the wall above the range takes degreasing rather than wiping.
End-of-lease scope
A move-out clean includes cabinet and appliance interiors and is a different, larger job.

What does not change the price

Which floor you are on. Whether the building is new or old. Whether the unit is rented or owned. None of those affect the work, and none of them should appear in a quote.

Related questions

Is apartment cleaning cheaper than house cleaning?

Usually, because of the bathroom count and the absence of stairs. Condition can override it — a neglected apartment can take longer than a maintained house.

Do I pay extra for a high-rise?

Not as a surcharge. Where a building requires a reserved service elevator or a loading dock booking, that scheduling time is factored into the quote like anything else.

How much is a move-out clean for an apartment?

More than a regular visit, because the scope includes cabinet interiors, appliance interiors, closets and window tracks. What drives a move-out quote.

Do you clean studios?

Yes, and they are among the fastest visits we run. Studios often pair well with a shorter, more frequent schedule.
